Soft cost elements: Exploring management components of project costs in green building projects

This paper reveals the non-technical elements that affect construction project costs, known as soft cost (SCEs). These elusive have received little attention although they are significant in influencing management decisions of a project. There is much interest mitigation for green projects, but focus generally leaning towards hard aspects. Information about SCEs remains obscure. Qualitative approach adopted this research using face-to-face unstructured interviews with 12 respondents consisting building experts who been involved many projects certified by Malaysia Green Building Index (GBI). A total 4 datasheets were also analysed to confirm budget and enable clear definition term. The results show tangible not hidden nature. Although constitute smaller percentage cost, implications far-reaching can influence critical decisions. 8 identified which divided into 3 main categories: 1) Design Influence (project brief preparation, consultant fees certification); 2) Authority Requirement (pre-development charges contribution charges); 3) Development Provision (marketing, overheads security funding). study practical relevant both conventional project, an additional ‘green certification’ element projects. provides new insight understated drive from managerial perspective indicates key areas future studies on cost.
